Data source

Sold prices come from HM Land Registry Price Paid Data (England & Wales), filtered to Welsh transactions using postcode prefixes and local authority / county fields. The data is published under the Open Government Licence. Contains HM Land Registry data © Crown copyright and database right 2026.

What we calculate

  • Average — arithmetic mean of sale prices in the selected set.
  • Median — middle price when sales are ordered (more robust to outliers).
  • Year-on-year — comparison of average prices for completions in the current calendar year vs the previous year within the loaded dataset (requires enough sales in both years).
  • Area matching — postcode prefixes and place-name rules defined per area guide (not formal statistical geographies in every case).
  • Postcode district — outward code only (e.g. CF10 from CF10 1AA).

Limitations

  • Land Registry data lags completion by weeks or months.
  • Not all transactions appear immediately; the site may hold a rolling subset (e.g. recent years) rather than the full historic file.
  • New-build and cash sales are included when present in Price Paid Data.
  • Commercial and non-standard property types may appear as “Other”.
  • LTT, SDLT and cost estimators are illustrative and may not reflect your exact circumstances (first-time buyer relief, companies, shared ownership, etc.).
